An analyst that shows its work.
It reads the deal, checks the math, drafts the deliverables and researches the site, with every figure traced to its source.
Request a demoAn illustrated analyst reviews a deal as the offering memorandum, rent roll, and T-12 flow into the laptop and an underwriting model and investment committee memo emerge.
How it works
Drop the deal in. Memorandum, rent roll, T-12 and leases, even as one combined PDF. Corbin splits the bundle and works out what each document is.
It reads every document. Each value keeps the document and the spot on the page it was read from, so every figure can be traced back to its source.
The reconciler proves the numbers tie. Thirteen named checks run before anything reaches your model: five errors and eight warnings. Rent against the T-12 defaults to half a percent, and a firm can loosen a rule rather than a deal.
Your own template, taught once. Show it your firm's Excel model and a person confirms where each figure goes. Only figures the reconciler cleared are written, never over a formula, and every write can be undone.
Ask it anything. Ask about the deal, the site or the market, and get the memo, the deck or the workbook back. A pipeline owns the numbers, so the chat cites them and never invents one.
What Corbin does
One analyst for the whole deal.
Underwriting is where it starts. The same assistant answers questions, drafts the deliverables, researches the site and remembers every deal your firm has seen.
- 01 / Underwrite
Read and check every deal.
Memoranda, rent rolls, T-12s and leases become structured figures, each tied to its page, and the checks show where the documents agree and where they do not.
- 02 / Ask
Answers with sources.
Ask about a deal, a site or a market in plain English. Fifty tools, each scoped to your firm, and every figure cites the page it came from.
- 03 / Produce
Draft the deliverables.
An IC memo in your Word template, a deck and a one-pager in your colours, workbooks and dashboards. Every figure says whether it was checked, confirmed by a person or only read, and nothing unchecked goes in without your say.
- 04 / Research
Know the site cold.
The job to be done
More time on the deal.
Less time in the cells.
An offering memorandum, a rent roll, and a T-12 arrive. An analyst spends four to eight hours retyping figures into the firm's model and checking them against the originals.
Corbin handles the typing and the tying. Your team stays responsible for the judgment.
- 01 / IntakeDisparate documents arrive.
- 02 / ExtractFigures are found and sourced.
- 03 / ReconcileArithmetic is checked before use.
- 04 / DecideYour team makes the investment call.
Designed with boundaries
Clear about what
Corbin does.
Trust comes from knowing what the system checks, what it leaves to you, and what it never sends on its own.
- 01 / Judgment
Arithmetic is not an investment decision.
The reconciler checks whether figures tie to their sources. Assumptions and investment judgment remain with your team.
- 02 / Numbers
No invented figures.
Numbers written to a model or file come from the calculation pipeline. The language model explains the work; it does not supply the arithmetic.
- 03 / Communication
Nothing sent without you.
Owner letters and assessment appeals are drafted as files for a person to read and send. Corbin sends no email on anyone's behalf.
Your documents
Your deals sit in your firm's own tenancy, and leaving is a button rather than a conversation.
Your firm's data is yours alone
Every query carries your firm's id, row level security is never off, and documents sit in private storage.
You can take it back or end it
Every member can export their own work, and an administrator can export the firm's or delete it. A deletion is counted table by table and refuses to report done while a row remains.
Questions
Does Corbin replace my underwriting model?
No. It works with the model your firm already uses: teach it your own Excel template once and a person confirms where each figure goes. Nothing is written over a formula, every write can be undone, and each one is recorded.
What documents does it read?
Offering memoranda, rent rolls, T-12s and leases, as PDF, Word, PowerPoint or Excel, scanned pages included. Drop in one combined bundle and it splits it into its documents and works out what each one is.
What can I ask it?
Anything about a deal, a site or a market: where a figure came from, why a check failed, what changed since the last version, how this T-12 compares with your past deals, who owns a parcel and what its zoning allows. It works through fifty tools, each scoped to your firm's own data.
What can it make?
See it read one of your deals
Send a memorandum, a rent roll and a T-12, and watch what the reconciler says about them.
